1. Price conditions
The prices are intended for minimum 7 overnight stays/apartment, without breakfast and with an allocation of up to 4 persons. For each additional person we charge 15,00- €/night.
In the price included are bed linen, hand- and bath towels, fully equipped kitchen, TV, DVD player and DAB Radio, Wlan, electricity and heating and all other charges and taxes with the exception of the tourist tax and the final cleaning.
The amount of the tourist tax is calculated according local regulations. The tourist tax* amounts to € 2,50- € per person (aged 14 and over) per day. For the final cleaning we charge 50,00- €.
*Tourist Tax = Mandatory tourist tax as required by regional law, number 9 from 16/05/2012.
2. Reduction for children
Children up to 3 years of age are free.
Baby- and toddler equipment is available for free upon request.
3. Pet animals: Pets are allowed upon request. Extra charge/animal is 12,00- €/night.
4. Reservation: Booking is confirmed upon payment of deposit (booking confirmation) and the sending of booking confirmation.
5. Terms of payment
Deposit: We look forward to your written reservation by email. The booking will be valid, once the deposit of 30% of total amount has been payed by bank transfer. Please indicate your name as reason for transfer.

The deposit will not be returned, in case of cancellation. In addition below mentioned cancellation conditions shall apply.
Payment of remaining amount: Payment on departure.
6. Arrival and departure
Arrival: Arrival from 2:30 PM. In case of delay we would be pleased about a message from you.
Departure: On the day of departure, the apartment should be free at 9:30 AM at the latest. Other times on request.
7. Cancellation conditions
Cancellation conditions according art. 1382 Italian Civil Code
There is no right of withdrawal within the meaning of the Italian Consumer Protection Act. Nevertheless, we grant you a right of withdrawal to the following cancellation conditions within the meaning of art. 1382 Italian Civil Code:
No later than 30 days before the arrival date, the reservation can be canceled without paying a cancellation fee. Only the deposit is retained. For cancellations made by the guest between the 30th day before the agreed day of arrival and the day of arrival itself, the customer must pay the following cancellation fees:
Cancellation no later than 14 days before the arrival date: 40% of the agreed total amount. Cancellation less than 14 days before the date of arrival: 80% of the agreed total amount.
In case of no-show or in case of early departure of the guest, the fee for the entire booking period is due in full.
Please inform us in time if you can not start your holiday.
8. Exclusion of liability
